Booking
Direct bookings are made through our City Living booking system, or by agreement with us for long stays, groups and company accounts. Bookings made through other websites follow that website's terms.
Check in and check out
- Check in is from 3pm. Check in is contact free with secure keypad entry, and your details are sent before you arrive.
- Check out is by 11am.
- Early check in or late check out may be possible on request, subject to availability, and extra charges may apply.
- All guests must show valid photo ID, such as a passport or driving licence, at check in.
Changes and cancellations
For direct bookings, please contact us at least 24 hours in advance to change or cancel. If you booked through a third party website, please manage your booking through them.
Payment
We accept debit cards, credit cards and cash. We are not VAT registered, so no VAT is charged.
House rules
- Oakshaw Guest House is non smoking.
- Pets are not allowed.
- We are unable to provide cots or extra beds.
- Please be respectful and considerate when using shared facilities such as bathrooms and the kitchenette.
- Oakshaw Guest House is an unmanned site. Contact details for help are given with your check in instructions.
Extras
Luggage storage is free before check in or after check out, by arrangement. Airport and station pick up and drop off can be booked in advance for an additional fee, which depends on the number of passengers, luggage and vehicle size.
Accessibility
The building is not fully wheelchair accessible. Please contact us before booking to discuss any needs.

Our cookies
This website does not set any cookies. There are no analytics, advertising or tracking cookies, which is why you do not see a cookie banner.
Other websites
When you press Book now or Check availability you go to our City Living booking system, which has its own cookies policy. WhatsApp, Google Maps and the platforms listed in our footer also have their own policies if you visit them.
If this changes
If we ever add analytics or any non essential cookies, we will ask for your consent first and update this page.

What this website collects
This website has no contact forms, no user accounts, no analytics and no advertising trackers. Browsing it does not ask you for any personal information.
Some images and icons on the site load from other services (City Living, Unsplash, Wikimedia and Google). When your browser loads them, those services receive your IP address and basic browser details, as happens with any website.
Information you give us
We collect personal information when you book, contact us or stay with us. This can include:
- Your name, phone number and email address
- Your booking dates, room and any messages you send us
- Photo ID shown at check in, as all guests are asked to provide
- Payment details, which are handled by the booking platform or payment provider, not stored on this website
How we use it and why
- To take and manage your booking, and to send you check in details (to perform our contract with you)
- To reply to your questions by phone, WhatsApp or email (our legitimate interest in helping you)
- To keep financial and booking records we are required by law to keep (legal obligation)
- To keep the property and other guests safe (our legitimate interest)
We do not sell your information and we do not send marketing messages.
Who we share it with
- Our City Living booking system, which stores your booking when you use the Book now or Check availability buttons.
- WhatsApp (Meta), if you choose to message us there.
- Payment providers, to process payments.
- Our accountant, HMRC or other authorities where the law requires it.
How long we keep it
Booking and payment records are kept for six years to meet tax and accounting rules. Messages and other details are deleted when they are no longer needed.
Your rights
You can ask us for a copy of your information, ask us to correct or delete it, object to how we use it, or ask us to restrict it. Contact us using the details above and we will reply within one month.
If you are unhappy with how we handle your information, you can complain to the Information Commissioner's Office at ico.org.uk.
